Requirements for Standardization of Documents

The Recorder's office accepts cash, check, and most major credit and debit cards for payment.

Document Preparation is a specialized task which may demand legal knowledge or advice.

Documents must contain: Name and Address of Prepared By, Return To, Tax Bill To (if applicable), PIN #, and Common Address (last two items may be acquired at 815.895.7153). Black or blue Ink is required

Recording Fees for real property transactions:

  • Standard 8 1/2 x 11 -  fee up to four pages - $65.00
    Additional pages - $1.00 each
    Types of Documents:
    Agreements/Options to Purchase, Assignments, Coal Lease, Deeds/Contract for Deed, Easements (other than public utility), Extensions, Foreclosures, Land Grants, Leases, Lis Pendens, Liens, Mineral Deed, Monument Records, Mortgages and Notes, Mortgage Releases, Notice of Reclamation, Plats/Surveys, Oil & Gas Lease, Royalty Deed, Subordinations, Timber Agreement/Lease
  • Non-Standard larger than 8 ½ x 11 - fees up to four pages - $85.00 First Page Additional pages - $2.00 each
  • Deed/Ground Leases may require Transfer Tax Stamps - $.50 per $500.00 value for State plus $.25 per $500.00 value for County – refer to: www.revenue.state.il.us/localgovernment/propertytax/rett.htm

All Recordings Referencing Prior Recorded Documents
Referenced w/o legal descriptions – examples: releases, blanket assignments, (must have legal) - $1.00 each
Referenced w/legal description one reference number included - $1.00 each additional reference number

Annexations, De-Annexations, Condo, Townhomes, or Subdivision Plats
W/five (5) copies - $103.00 for first 4 pages; $1.00 for each page after. W/o five (5) copies – $1.00 per page.

Blanket Assignments within same document - $65.00 minimum
References within same - $7.00 each

Copies: Certified (all documents except Plats) - Same as current recording fees. Please call for exact prices.
Non-Certified - $1.00 per page

Federal or State Lien / Release must include the parties name(s) to be searched, type of lien or release (Federal or State), amount of lien.

Plats 8.5" x 14" size - $5.00 each
Up to 30" x 36" - $5.00 each
Certified Plat or Map - $10.00

Each additional page - $1.00

Plat of Survey
8 1/2" x 14", Single Page, No more than two lots $65.00

UCC Filing - Real Estate / Fixture Filing - $62.00 – Termination - $47.00 for one name plus $5.00 for each additional name.
UCC Search - NAME, DBA, ADDRESS - $10.00 per Debtor Name
UCC Copies - $1.00 each page

Veteran's Record DD-214 with ID - No charge
